MyPath2Own was specifically designed for those without enough down payment savings, a lower credit score, not enough employment history and a lack of knowledge about the homebuying process. Get started by reaching out to one of our loan officers—they'll evaluate your financial situation, learn your goals and help customize your homeownership plan. If you do not qualify for a mortgage today, your loan officer will put you on the journey to become mortgage-ready.

Next, you'll prepare with online money management and homebuyer education classes*, through our partnership with eHome America. These classes will help you gain a better understanding of the planning and resources you need to become a homeowner.

After you complete all the classes and can qualify for a mortgage, you'll be eligible for down payment / closing cost assistance up to $4,000**. Your loan officer will work with you to create the best financing options to bring your homeownership plan to the finish line.

How do I know that I’m not mortgage-ready?

A loan officer will walk you through a series of questions to collect information about your income, current debt, savings and employment history to determine if you qualify for any available loan program. If you do not qualify for a mortgage due to a combination of low credit score, insufficient savings for a down payment, too much existing debt or not enough time with your current employer, you may qualify for the MyPath2Own program.

How do I get mortgage-ready?

Reach out to a loan officer so they can assess your current financial situation, learn your goals and provide you with a customized homeownership plan. There can be a lot to learn when going through the homebuying process for the first time, and everyone’s goals and situations are unique. Whether you’re considering homebuying for the first time and don’t know where to start, or if you face credit or savings challenges, MyPath2Own can prepare you for your first mortgage and homeownership responsibilities.

Are all of the homebuying classes required?

Homebuying classes equip potential homebuyers to become homeowners, financially and emotionally preparing you to take on a mortgage. MyPath2Own requires counseling and three homebuyer education courses. Course topics include money management, shopping for a home, getting a mortgage, tips for successful homeownership and more. Once you become mortgage-ready, you’ll clearly understand the process and responsibilities of buying a home. You’ll also have or be working toward maintaining a stable income, good credit score, manageable debt-to-income ratio and sufficient down payment savings.
